We provide logic based funding for non-owner occupied investment properties if the deal makes senses we will fund it

 

We fund Single Families, Multifamily, Mixed use and Commercial (self-storage, trailer parks – but not mobile homes, other commercial retail)

 

The funds are based on assets and logic of structure of the deal.  Personal credit is not determining factors.

 

Loans up to 90%* of the purchase price for residential non-owner occupied investment property and up to 100% of Rehab cost.

 

Loans up to 65% on commercial properties are available.

 

Funding only to LLCs, Corporations, Trust, or other legal business entity with personal guarantor.

 

The terms and conditions are risk-adjusted based on the structure of the deal, investor experience, and personal credit score.

 

Refinances up to 50% with cashout allowed up to 50% of the appraised value

We offer up to 90% of the ARV (after repaired value) on purchase money and up to 65% on ARV refinance transactions. (Restrictions apply).

 

Cross Collateralize and get 100% purchase and rehab funding. *Ask me how*

First lien mortgages only. 2nd positions available for the rehab.

 

We use an independent 3rd party appraiser to determine the current “As-is” Value. (You pay for the appraisal and own the report).

 

These are interest only loans with a balloon payment due at the end of the term with No prepayment penalty.

 

Terms can be as short as 3 months and as long as 24 months with an option to extend for 6-12 additional months (*pending lender approval).

 

Must have a verifiable exit strategy
